What your roof warranty actually covers

Product versus workmanship, why the distinction decides who pays, and the questions to ask before you sign.

Warranty is the most over-promised word in roofing sales. It is also two completely different promises from two different companies, and knowing which is which tells you who pays when something goes wrong.

The two promises

  • The product warranty comes from the manufacturer and covers the shingle itself against manufacturing defects. Defects are rare.
  • The workmanship warranty comes from your contractor and covers the installation. Installation is where roofs actually fail.

Southeast Roofing warrants its own workmanship for ten years. The manufacturer separately warrants the product, and on a qualifying system that term can be considerably longer. They are different promises from different companies and only one of them is ours to make.

Why a defect warranty rarely helps you

Think about how a roof leaks. Water finds the valley, the pipe boot, the chimney flashing, the wall intersection. Almost everything we are called out to repair is one of those, and none of them is a manufacturing defect. A shingle that was fine when it left the plant and is fine on the roof today will not be covered for the water coming through the boot beside it.

What enhanced coverage means

Manufacturers offer stronger warranties when a certified contractor installs a full system of their components rather than only their shingles. That is what a credential like ShingleMaster or GAF Certified Contractor unlocks. The exact coverage depends on the system, so the number that matters is the one written on your proposal rather than the one said out loud.

Two questions worth asking every roofer

Which warranty will be registered on my roof, and is it in writing on the proposal? And what does your own workmanship warranty cover, for how long?

The certifications we hold

Reading the word lifetime

Lifetime in a shingle warranty is a defined term in the manufacturer's document, not a plain-English promise, and it is usually tied to the original owner and to specific conditions. It is also typically prorated after an initial period, which means the payout drops as the roof ages. Read the manufacturer's actual document. We will give you the link for whatever system we install rather than summarizing it for you.

What voids coverage

  • Inadequate attic ventilation, which is the most common one and the easiest to get wrong.
  • Layering a new roof over an old one, where the manufacturer requires a tear off.
  • Mixing components outside the system the enhanced warranty requires.
  • Later work by someone else, such as a satellite dish or solar mount fastened through the field.

FAQ

Quick answers

Does a lifetime shingle warranty mean my roof lasts forever?
No. Lifetime is a defined term in the manufacturer's document, usually tied to the original owner, with conditions, and typically prorated after an initial period. It covers manufacturing defects, not wear, storm damage or installation problems.
Who pays for labour on a warranty claim?
It depends on the coverage. A basic product warranty may cover materials only, which leaves you paying to have them fitted. Enhanced coverage registered by a certified contractor often includes labour. This is exactly why the warranty should be named in writing on your proposal.
What is your workmanship warranty?
Ten years on our own workmanship. That is separate from whatever the manufacturer warrants on the product, and we will state both on the proposal so you can see which company is promising what.
