Step one on any repair: identify what's up there
Single-ply membranes look alike from a ladder, and they are not interchangeable at repair time. TPO and PVC are both hot-air weldable, but not to each other; the chemistries won't fuse. When the water is hiding: moisture investigation
Not every leak announces its path. When the surface looks intact but the interior says otherwise, the investigation goes into the assembly: core samples physically confirm which layers are wet, infrared scanning reads the thermal signature of saturated insulation after sunset, and electrical capacitance meters detect moisture through the membrane without cutting it.
The distinction matters because wet insulation doesn't dry in place: it degrades R-value, corrodes fasteners and deck from below, and keeps feeding interior moisture long after the entry point is sealed. The usual suspects: details that fail first
Field membrane rarely fails on its own. The details do. Pitch pockets (sealant-filled pans around irregular penetrations) dry out and crack on a schedule all their own. Curb flashings take trade traffic. Expansion joints and parapet transitions move with the building until something opens. Drains and scuppers clog and back water up over their own flashings.
